AMB to start 1.5-million-square-foot Adelanto logistics complex
Real estate investment trust AMB Corp. last week announced plans to break ground sometime next year on 1.5 million square feet of industrial space in the Mojave Desert city of Adelanto.
At final build-out, the firm's Adelanto Gateway Logistics Center will feature 7 million square feet of warehousing and distribution space.
Located about 80 miles northeast of downtown Los Angeles near the developing Southern California Logistics Airport, the center is being built on a 400-acre parcel that AMB acquired in May.
'We found this location to be the most attractive because of the pro-business nature of the city of Adelanto combined with the proximity to the future High Desert E220 corridor, which will tie Apple Valley with Palmdale,' Larry Cochrun, director of development with AMB in Los Angeles told the Victorville Daily Press.
The High Desert area, which includes portions of the Mojave Desert, is increasingly seen as an alternative to the Inland Empire area where in recent years industrial real estate prices have skyrocketed and large open land tracts have become scarcer. Land for industrial development in the Inland Empire is going for about $12 per square foot, compared to the High Desert price of $1 to $2 per square foot.
Experts estimate that if current development trends continue in the Inland Empire area, the region can support less than five years of further large-scale industrial property development. Development parcels for industrial property in the million-square-foot range are already becoming scarce in the Inland Empire as major warehouse and distribution centers have sprung up throughout the area to capitalize on the proximity to the Southern California ports.
